Real Experience with Floors in Burgos Homes

We do not treat a flat in Gamonal, an antique parquet in the historic centre, a new-build home in Villímar or a shop floor the same way.

Floors we work on most often

  • Homes from the 1960s to 1990s with worn or sunken floating floors.
  • Rental homes needing a fast, tidy flooring update before going back on the market.
  • Antique solid parquet in historic-centre flats that needs sanding and varnishing rather than replacing.
  • Communities, businesses and premises with high foot traffic.

Common problems we find

  • Floating floors that sink or creak due to an uneven or poorly prepared subfloor.
  • Old solid parquet with a dull, scratched or discoloured finish.
  • Flooring damaged by humidity from leaks or capillary moisture on ground floors.
  • Gaps opening between boards because of dry heating air in winter.

When to install flooring in Burgos

Wood-based flooring should acclimatise to room temperature and humidity for 48-72 hours before installation, and expansion joints must be left for the dry winters and warm summers typical of Burgos.

Humidity, subfloor and moisture

Some issues cannot be solved by simply installing new flooring on top. We check the subfloor, measure moisture where needed and explain what depends on ventilation or a damp-proof membrane.

Clear quote before we start

What we check before preparing a quote

We do not price a flooring job by square metres alone. Before giving you a quote, we review the real condition of the subfloor, moisture levels, access, room use and the finish you want. This helps avoid surprises and lets us recommend the right flooring system for your home, community building or business in Burgos.

Subfloor condition

Levelness, existing screed or old flooring, damp readings and whether a self-levelling compound is needed before laying tarima or parquet.

Use of the space

A bedroom, a busy hallway, a kitchen or bathroom with moisture, and a shop floor with heavy footfall each need a different plank, finish or thickness.

Access and logistics

We check lift access, stairs, furniture removal, wood acclimatisation time and whether the work can be phased room by room.

Flooring system

We choose click or glued-down tarima, solid or engineered parquet, laminate AC4/AC5/AC6, or vinyl/SPC depending on the base and expected use.

Timing and drying

We factor in expansion joints, underfloor heating compatibility, sanding passes and drying times for water-based or polyurethane varnish.

Expected finish

We clarify whether you need a straightforward new floor, a full sand-and-varnish restoration, or matching skirting boards and mouldings.

Frequently Asked Questions

How can I request a quote?

You can call us, write by WhatsApp or use the contact form. We arrange a visit and prepare a written no-obligation quote.

Which areas do you cover?

We work in Burgos city and nearby towns within an approximate 40 km radius, including residential areas and municipalities in the province.

Do you install flooring in occupied homes?

Yes. We protect furniture, organise the rooms in phases and keep the work area as clean and dust-free as possible.

Do you sand and varnish existing parquet?

Yes. We assess the condition of the wood, sand with progressive grit and apply the varnish system best suited to the use of the room.

Do I have to empty the house before installing flooring?

Not always. If the home is furnished, we can work room by room, move furniture carefully and protect it with covers where needed. It does help to remove small objects, rugs and delicate items before we start. During the visit we explain what should be moved and what we can protect ourselves.

Can I live at home while you install the flooring?

Yes, many installation jobs can be organised while the home is occupied. We normally work room by room so some areas remain usable and daily life is affected as little as possible. Sanding an existing parquet generates more dust and noise, so it may be more comfortable to be away during that phase.

How much dust does sanding a parquet floor create?

Sanding machines with dust extraction reduce airborne dust significantly, but some fine dust is unavoidable. We protect doors, furniture and passage areas before starting, and clean progressively during the job.

What happens if humidity appears before or after installation?

If we detect humidity in the subfloor before installing, we do not recommend simply covering it because it may return and damage the new flooring. First we check whether it is condensation, a leak, capillary moisture or a deeper problem. Depending on the case, we use a vapour barrier, recommend drying time or explain whether the water entry must be solved first.

Can you install flooring in winter in Burgos?

Yes, but wood-based flooring needs to acclimatise to the room temperature and humidity for 48-72 hours before installation, and dry heating in winter makes it even more important to leave the right expansion joints. In very cold, unheated spaces we may recommend waiting until the room reaches a normal temperature.
